"Up and Coming Neighborhood-Get in Before It's Discovered!"

Super convenient to everything, inexpensive to live (mostly apartments/condos), Mirror Lake at its heart, great 1920s public buildings remain, nice atmosphere. More run-down areas immediately west have kept down prices (for now), but neighborhood is a transition zone between mid-town and the downtown renaissance. Tropicana Field, Al Lang Stadium, downtown bars/food/shops all within a short walk, just 10-12 blocks from the bay front. Groceries walkable or in short drive. Super easy freeway access (unlike most of Pinellas County).

Everything to do or see is close by
Inexpensive living
Mirror Lake keeps downtown traffic out

Cons

Some downtown noise
Low income district to west
Lack of single family homes (if you care about that)
