"Rousseau Lane-- Hotter summers than the rest of the Peninsula."

Rousseau Lane is in the pocket referred to as the Palos Verdes Peninsula. It is a desirable area since you are close to schools, freeways, and shopping. Rousseau Lane is right next to Crenshaw Blvd. which basically gets you everywhere. Some people prefer this area because it's probably 10-15 degrees warmer here during summer. Many homes have pools and they don't even have to be heated. This area has no fog since it's farther from the beach. However, some people dislike the hotter temperatures on this side of the Peninsula. Homes on this street are fairly large and some have city views. The street is wide with sidewalks. It is quiet and clean.

"Malibu Road-- Paradise in Los Angeles."

Malibu Road is great for anyone with money. Just steps away from the beach, and stunning ocean views everywhere you look. You will probably run into a few celebrities while taking a walk on the beach or going to the nearby grocery store. If you don't have to be part of the morning commute on PCH which really is brutal, then living on Malibu Road is even better. Now, all you need is $4+ million.

"Paseo del Mar-- Probably the grandest street in Palos Verdes Estates."

Paseo del Mar is considered as one of the grandest streets in Palos Verdes Estates. This street is known for its incredible ocean bluffs, parklands, and views of Catalina Island. "Via Cambron-- Super close to school and shopping."

A friend of mine has lived on this street for several years now. She loves it! It's perfect for her kids since they live in a cul-de-sac. It is also super close to Point Vicente Elementary School. Via Cambron is just off of Palos Verdes Drive West where it can get a bit loud, but the street tucked away nicely so you really don't get any noise there. The neighbors are very friendly to each other. It's also close to Golden Cove Shopping Center. There is a Trader Joe's and my friend does all of her grocery shopping there.

If you visit Palos Verdes, it is crucial to take a scenic drive on Palos Verdes Drive West and South. It is one of the prettiest drives in the entire country. Marguerite Drive is the type of street that most people only dream about. Large estates, stunning ocean views, lots of land, private beach access, safe, clean, with top notch schools. "Calle de Suenos-- A hidden staircase with a private cul-de-sac."

At some point, Calle de Suenos becomes Crest Road, which leads to Hawthorne Blvd. The other end of Calle de Suenos turns into a private cul-de-sac with luxury homes. The homes are very large and very expensive. They have stunning, unobstructed ocean views. Right before you enter this private yet ungated community, you can find a staircase which leads down to Rue de la Pierre. Some residents use this staircase as a form of exercise, some kids use it to get to Point Vicente Elementary School.

"Cartier Drive-- Desirable "Monaco" area."

Cartier Drive is a nice street in the desirable "Monaco" area of Rancho Palos Verdes. Many homes are raised from the street, so they offer panoramic ocean views. The Monaco area is great because it's close to schools, shopping and freeways. Since Cartier Drive is one of the larger streets in Monaco, it tends to get more traffic. It is also a very curvy street. The homes are spectacular and expensive. Ryan Park is within walking distance.

"Eddinghill Drive-- One of the wider streets in Los Verdes."

The average sales price for homes on this street is currently around $950,000. Most homes were built in the 60's. Many residents turn from Hawthorne Blvd. onto Eddinghill Drive to get to the Los Verdes area. Therefore, this street tend to get more traffic. Overall, Eddinghill is a nice street close to awardwinning schools in Rancho Palos Verdes, such as Vista Grande Elementary, Ridgecrest Intermediate School and Peninsula High School. Don't expect to get too much land on this street, but many of the homes are very spacious.

"Hawthorne Boulevard at Peninsula Center"

Hawthorne Blvd. is a main road on the Palos Verdes Peninsula. It is one of the streets which many PV residents take to get to nearby Torrance, freeways, or shopping. Hawthorne is a wide street with a 45 mph speed limit. This particular stretch of Hawthorne Blvd. is surrounded by trees and bushes. As you approach Palos Verdes Drive North, traffic can get there pretty busy during morning commute. I like this particular part of Hawthorne because it has such a country feel to it.

"Marina del Rey-- Still cheaper than Santa Monica."

Marina del Rey is just a few miles south of Venice, yet this Los Angeles neighborhood is a much more upscale community. Marina del Rey is probably best known for its world largest man made harbor. This waterside community offers a huge variety of public boating which is great for fishing trips. Harbor tours and dinner cruises are also very popular. If you are looking for a home with a big yard, Marina del Rey is not the place for you. You would be better off looking in Playa del Rey, Santa Monica, Venice or Redondo Beach. A part of the Marina has a very touristy feel to it, such as the Fisherman’s Wharf area with its cute shops and great restaurants. Marina del Rey is great for apartment living, as many have a view of the harbor and the ocean. Rent is pretty high and parking can be quite a problem out there. There is enough to do in the Marina—great restaurants, parks, beaches, bike path, the harbor, shopping. The major employers in the area are hotels, airlines, and the L.A. Department of Beaches. Marina del Rey is still cheaper than Santa Monica.

"Palos Verdes Drive South and West-- The prettiest street on the Peninsula"

Palos Verdes Drive (West and South) is one of the finest streets on the Palos Verdes Peninsula. This is the best road to experience the beauty of the Peninsula. The street overlooks the Pacific Ocean and Catalina Island. Palos Verdes Drive South offers the Point Vicente Lighthouse, and Abalone Cove, which is a remote and uncrowded beach. Further south you will see the Wayfarer’s Chapel, a glass chapel surrounded by beautiful trees. Terrenea Resort, the only beach resort in the Los Angeles County, is also on PV Dive South. Portuguese Bend, an area which has suffered massive land slippage, is just past the resort. The bumpy road in this area needs to be repaved each month. Ocean Trails and the Trump Golf Course, which offers an ocean view from every hole, are further south.

"The Riviera-- The Village, the beach, and the views."

The Hollywood Riviera, or known by its residents as “The Riviera” is part of the city of Torrance, and part of Redondo Beach. The Torrance side has the zip code (90505), while (90277) is for Redondo Beach. There is a difference in home prices between the two areas. The Redondo Beach area has the homes right along the beach which offer amazing ocean views, whereas the Torrance side has some of the less desirable locations. Therefore, the cheaper homes are almost always found on the Torrance side. The community is tucked away against the hills of the Palos Verdes Peninsula. The developer of the Hollywood Riviera was fascinated by the movie business and felt that the seaside homes would make a great location for a Hollywood set. Only a few movies were made there in the thirties—the Hollywood scene just never happened.

Because of its removed location, the Hollywood Riviera escapes much of the through traffic the neighboring South Bay communities endure. The area has a charming Riviera Village. The Village has the cutest cafes and bistros. But it also has a Trader Joe’s, a post office, several small local shops, and the always popular Yogurtland. On warm days people line up outside to enjoy a cool treat. The Village also offers a Farmer’s Market on Friday afternoons, from 3 to 7 pm, rain or shine.

Hollywood Riviera consists primarily of one story homes, with lush yards and a beach atmosphere. On the 4th of July, people gather on the beach to enjoy the fireworks. Traffic gets pretty crazy after the show. It can take up to an hour to make it out of there. On normal days, however, the Riviera has the best parking compared to other beach communities, such as Hermosa Beach and Manhattan Beach. For $7 you can park in the big lot next to Torrance Beach. There is also metered street parking, or free parking in the smaller residential streets. Hollywood Riviera is not as busy as Hermosa Beach or Manhattan Beach. You can enjoy quiet strolls through the neighborhood, the parks, or the Village.

mmegowan This area is one of the most desirable areas to live in the South Bay. It has the feeling of Palos Verdes without being quite so remote. Many of the homes here have wonderful views of both the ocean as well as gorgeous city light views. The schools in both Redondo Beach and Torrance are excellent. Riviera Village is a fun shopping district that definitely feels like a village. It has some very good restaurants and good fashion stores.

JohnS22
JohnS22 Just wanted to point out that the entire Riviera is part of Torrance. Some parts have a Redondo zip (90277), but are actually in Torrance (utilities, police, fire, etc). Additionally, the above rating is oddly low. This is a highly desirable area, on par with the best areas in South Redondo. Despite this, the Redondo Beach rating is 9.1/10 and the Riviera is only 6.9/10.

Palisades Highlands is one of the most coveted and safest neighborhoods, located between Santa Monica and Malibu, in Pacific Palisades. It is in the northern region, located in the upper Santa Ynez Canyon. This neighborhood consists of large gated estates with high-end condominiums along the main road, Palisades Drive. Palisades Hills, The Summit, and the Lower Highlands are part of this community. The Highlands also has its own small shopping center and access to several Topanga State Park trailheads. Home prices in this area range from $2–20 million, and most homes have between 4,000 and 13,000 square feet and are situated on large lots. All of the homes have mountain views. Many celebrities have had homes in this area. If you like heights (this place is on top of the mountain) and can afford this price range, you should definitely check it out.

I have never seen so many nannies and housekeepers any place else. It’s almost a “must” to have one if you live here. They usually meet in the neighborhood recreation center, which is a fun place for the kids. Residents of the Highlands also tend to have elaborate birthday parties for their kids. I think they try to outdo each other. People up there can get a bit snobby, and many kids seem pretty spoiled. Since the area is surrounded by mountains, coyotes, raccoons, and skunks can show up in your back yard. The mountain views are spectacular, but the drive to PCH, schools, and shopping is quite long. Due to the mountains, cell coverage can be spotty in the Highlands. The neighborhood is super safe and clean.

"Silver Spur-- Close to schools, shopping, library."

The Silver Spur neighborhood is comprised of Rancho Palos Verdes and some parts of Roling Hills Estates. It is located south of Hawthorne, east of Hawthorne and north of Palos Verdes Drive North, on the Palos Verdes Peninsula.

Some of the most amazing city lights and coastal views can be found in the Silver Spur community. If you are looking for a home in Palos Verdes for under $1,000,000, Silver Spur is a great area to begin the search. This area also provides an easy access off and on the Peninsula. Just drive down Hawthorne Boulevard and you are in Torrance where you can do your big shopping (Target, Home Depot, Costco).

The Silver Spur area is also within walking distance to Silver Spur Elementary School and Palos Verdes Peninsula High School. Both schools rank very high in the nation. The elementary school has a great playground, a basketball court, and a soccer field. Many soccer teams practice and play their games there. The school is also very competitive and parent involvement is super high. There is a waiting list for parents to help out in classrooms. If you are a parent of a teen, you will find the proximity to the high school very convenient.

The Peninsula Shopping Center is at the corner of Silver Spur and Hawthorne. The Avenue of the Peninsula (local mall) is adjacent to the shopping center. Since Palos Verdes has an amazing library near the Peninsula Center, many high school students meet there after school or on weekends. It gets really busy there at around 3 pm. The high school has a tennis court which can be used by the public, as well as a swimming pool during the summer-- all within walking distance. If you need to catch a bus, several buses run at the corner of Hawthorne and Silver Spur. Living near the high school can get a bit loud, especially during Homecoming and Graduation, and there is always steady traffic on Hawthorne. It’s a great neighborhood, though, especially for those who enjoy walking to stores and schools.
Pros
  • Close to everything
  • Less Expensive
  • Great schools
Cons
  • Can get busy
  • More noise than other parts of PV
Kathytyndall
Kathytyndall While Silver Spur is located close to Peninsula High School, the students aren't permitted to park on the residential streets near the school without a permit issued to the local residents. This cuts down on the traffic and congestion in the neighborhood.

mmegowan Silver Spur Elementary is one of the most sought after elementary schools in the district. It has among the highest test scores in the district and many people want to buy in this neighborhood just to get a leg up in attending this school.
